Can I buy a lodge to live in at any age?

You have to be over 50 to buy a lodge on this development. No dependents under the age of 50 can live with you in the lodge.

What does the price cover?

The price covers the lodge, all white goods and fitted kitchens and bathrooms. It also covers haulage, installation of a concrete base and fixing the lodge up to the mains supplies.

What is the lead time?

The lead time is currently around 3 months from signing to siting.

Do I have a car parking space?

Yes, each lodge has one car parking space. There will be further car parking available for guests to use.

Is the lodge residential?

Yes, all of our lodges have fully residential, 12 month permission.

Do I have to leave the site for any time?

No, you can live here permanently as the permission is residential.

Can these lodges be adapted for disabilities?

Yes, all lodges can be manufactured with wider door frames, lower kitchen counters, appropriate ramps and fixtures and fittings.

Is the lodge freehold or leasehold?

The lodge is neither. It is protected under the Mobile Homes Act.

What is the ground rent?

The ground rent is currently £2500 per annum. This is subject to increase annually with inflation.

Do I have to buy gas canisters?

The lodges are supplied with LPG from bulk tanks underground and are metered supplies. The gas is used for heating, cooking hob and hot water.

What is the Council Tax band?

The Council Tax band is likely to be Band A. This is subject to the District Valuer fixing the band. The 25% single occupant Council Tax discount will apply on these lodges.

What do the bills cost?

Bills depend entirely on your own usage of water, gas and electric. Water bills are issued by Wessex Water every six months and paid directly to the water company. We have negotiated a discounted LPG gas rate for bulk via FloGas. This is an individual metered supply to each lodge and the cost per unit is currently 45 pence.

Can I have a shed?

Yes, there is room for a metal shed on each plot. These must be metal due to fire safety regulations.

Do I own the lodge and land?

You own the lodge and can move this at any time to another site. The lodge is your responsibility for maintenance and upkeep. The land is the responsibility of Long Hazel Lodges.

What is the maintenance charge?

There is no maintenance charge on these lodges. The lodges come under a 10 year Gold Shield warranty, so anything that goes wrong can be dealt with by the manufacturer for ten years.

What about a garden?

Each lodge plot has space for decking, a garden, a shed, or a set-up of your choice. You are responsible for the upkeep of your own garden.

Can I buy furniture?

You are welcome to bring your own furniture with you, or choose a furniture pack when purchasing your lodge. This can be chosen from a variety of different types, costing from £2000 to £5000 depending on personal preference. The cost of furniture will be additional to the cost of the lodge.

Will you buy my house?

As a small, family run business, we are not in a position to offer a part exchange service. We can, however, point you in the direction of an independent agency who will purchase your property, freeing up funds to buy a lodge at your convenience.

The nearest shop is Londis which is 400 yards away. There is a farm shop in the village at 1 mile away. We are happy for you to order online food shops from supermarkets to your lodge. The nearest town is Castle Cary, which has a Co Op, Boots and McCoys and is 4 miles away by car or bus. There is also an independent baker and greengrocer and a weekly food market with fishmonger and butcher. The nearest large towns are both 7 miles away at Wincanton and Yeovil and are accessible by car or bus. Both towns have large supermarkets.

There is a pub within 100 yards.

Where is the nearest Doctor?

There is a doctor in Queen Camel, 2 miles away. They are accepting new patients and are voted as the best surgery in Somerset.

Where is the nearest bus stop?

The nearest bus stop is 100 yards away, linking us to Yeovil, Castle Cary and Shepton Mallet.
